A developer is proposing, in line with our ordinance, to provide an AH unit as part of a 8 unit redevelopment of an existing 3-doctor office and living units above. Currently approved with 13 parking spaces, the developer would like to add another. The current parking redevelopment standard in Montclair Center is 1.1 spaces per dwelling unit. The Master Plan was just revised to allow this exact density on the adjacent property. The Zoning Board should support this for the public benefits of efficient land use, new AH unit and increased ratables.
